Engineering Newsletter - January, 2006

In the JANUARY NEWSLETTER we will discuss the meaning of the acronym, PUD. This term stands for Planned Unit Development. It is a municipal codified entity of some minimum contiguous acreage that possibly contains single family clusters, multi family clusters, or other residential units with commercial and industrial areas in harmony with open space public areas. Each Municipality will have set out in their PUD Ordinance the ratio of Residential to Commercial to Industrial to Open Space areas to allow the development to fit into the Master Plan for the community.

The PUD is used by Developers and Municipalities to provide a mix of uses in a defined area. The land use is regulated by the approved PUD plan with residential and business uses designed in an orderly manner with an emphasis on preserving the natural state of the land in open space and buffer areas. The PUD concept allows the developer to utilize land in a more creative manner with streets and open spaces designed in a manner not allowed in other zoning districts.

Humor of the Month:

-Two local hunters were out in the deep woods during deer hunting season when one of them grabbed his chest and collapsed. His eyes were glazed and would not answer his friend. His friend whipped out his cell phone and dialed emergency. He shouted into the phone, "My friend collapsed and his eyes are glassy. I think he’s dead." The operator said, "Calm down, I can help. Now first lets make sure he’s dead." There is a silence and then a shot is heard. Back on the phone, the man says, " OK, now what?"
