Engineering Newsletter - January, 2005

In the JANUARY NEWSLETTER we will talk briefly about Platting a Condominium that, for example, is part of a high rise apartment building but is only the tenth floor units. This Aerial Plat will involve a specialized format to produce the drawing that will be approved by the City and County Governments and then be recorded by the County Recorder’s Office.

The site Survey that must be completed to produce the Plat involves some items that are, in some ways, unique to Aerial Plats. You need to address utilities that service the units, the possibility that the unit may overhang into the right of way or that there may be a shared common wall between adjacent units. All of these items and any special considerations that may be requested by the differing Municipalities must be incorporated into the plat so review by the Municipal Law Department goes quickly, and subsequent approval by the City Council is forthcoming.

By utilizing McSteen & Associates, a firm with considerable experience in Aerial Plats, your investment in the property can be protected and the time needed for approvals and filing are minimized.

Jokes of the month:

- I was told by a local Architect that, "Arguing with a Plans Examiner was like wrestling in the mud with a pig. After a while you realize that the pig likes it."

- You may be working too long of hours if you find yourself staring at a frozen orange juice container because it says concentrate.

- Did you hear about the blind guy who went into a department store with his seeing eye dog, grabbed the dog by the tail and started to swing him around his head. When a clerk asked if he needed help. He said, " No I’m just looking around."
